Rental Qualifications

We are working with neighbors and other landlords in this area to maintain the quality of your neighborhood. To this end, we have a very thorough screening process.

You will be required to provide a $20.00 screening fee for each adult on your rental application. This fee will be submitted with the rental application in cash, cashier's check, or money order (we're sorry - no personal checks will be accepted). This fee is used to verify the information on the rental application and obtain a credit report on you, the applicant. This fee will be refunded to you only if the owner/manager rents to another applicant without ordering a credit report on you.

In addition to the rental application fee, applicants will submit with their rental applications a Xeroxed copy of their driver's license and Social Security card. If recently married couples have different last names on their driver's licenses, proof of marriage must be provided also.

You should also review the rental application to ensure each line is completed. Failure to provide the name and telephone number of current or past landlords will result in an application not being accepted. Other omissions explained satisfactorily will be accepted. If you are related by blood or marriage to one of the landlords listed, or your rental history does not include a present landlord and two previous landlords, your application may be declined, or we may require a qualified co-signer on your rental agreement if accepted as tenants. (Co-signers must meet all applicant screening criteria.)

Each applicant (a married couple, two single men, two single women, or one man and one woman) must have sufficient income which equals three times the monthly rent. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self-employment, must be verifiable through tax records.

Acceptance as tenants:

  • This rental will be rented to the FIRST qualified applicant.
  • The first month rent and deposit will be payable in cash, cashier's check, or money order prior to move-in.
  • A joint move-in inspection of the rental will be conducted prior to signing of the Rental Agreement. Upon signing of the Rental Agreement, keys to the rental will be given to you.

Tenant Screening Notice

You are being charged for screening of your application. Screening your application includes calling your former landlords, employers, and financial institutions. By signing the application for tenancy, you have authorized these agencies to release information for us to evaluate your application. We use MrLandlord.com to provide credit and other information with regard to you. If we deny tenancy based on information provided by that agency, you have the right to contact that agency by telephone at 1-800-950-2250 to determine and dispute the accuracy of the information provided. The address of this agency is PO Box 64442 Virginia Beach, IA 23467.

We are not required to release or disclose information provided by such agency except as required under 15 U.S.C. sec. 1681 at et seq. If you seek to review your credit reports or other such information, you should contact the agency directly.
