Guidelines

 

Number of Shots

Ideally, photos of rentals or property will include the following:

Example of a good outdoor shot Great outdoor shot Example of a good indoor shot Good shot of a bedroom Excellent picture of a kitchen Another well-lighted indoor shot

2+ - Good shots of the property / outlying area (this can vary, depending upon the location - one shot from the street and one shot of the backyard are a good estimate - if the property has great views, take pictures from inside the structure to capture full effect)

1+ each - Shots of living areas and utility areas - kitchen, garage, each bedroom, living room, family room, et cetera. See below for tips on taking shots.

Equipment

It is highly recommended that you make use of a digital camera to ensure that you are able to get the kind of pictures you want the first time through. We generally recommend 3-4 megapixel cameras for their higher-quality shots and improved storage capacity. Photos should be taken with a medium resolution (512 x 384 pixel shown here). If you have conventional photographs, they should be scanned at a resolution of 72 pixels per inch.

Camera Position

Try to keep the camera level with the room - keeping all vertical edges (walls, corners, window frames) vertical within the viewfinder.

To get the maximum effect for taking shots of rooms, get down on one knee and point the camera evenly at an opposite corner of the room at an angle just above waist level. If possible, angle the shot between the room's corner and a window or doorframe (to allow for a more representative picture of the room's surroundings). This will emphasize the room's spaciousness, when empty.

For kitchens with counters and furnished rooms, it is recommended that you bring the camera up to shoulder height, but try to maintain a level angle (you may want to consider taking a vertically-angled picture in this instance - if so, try to put as much distance between yourself and the opposite corner of the room as possible).

Lighting

If at all possible, the use of natural lighting is recommended. Where a room's natural lighting is insufficient, make sure that all lightbulbs are working (you may want to consider bringing along some 100-Watt bulbs to use with shooting your photos) - take a test shot with and without the flash to see what your camera's capabilities will allow (if using a digital camera).

General Tips

Take as many pictures as you can, keeping in mind that you want to get at least one picture per room. Some pictures will inevitably turn out better than others, and we'll use the best for your site.
